The commercial real estate industry is rapidly evolving; it is no longer about simply filling vacant space or creating the ideal retail mix. Today, shoppers crave unique experiences, while the latest brands demand flexibility. ShopCore’s Ancillary Income department is adapting to the ever-changing retail environment by filling vacant inline and common area space, on a short-term basis, with local entrepreneurs, promotional and community events, unique advertising opportunities, and more.
Under the direction of the Executive Vice President, Chief Revenue Officer, the Director, Ancillary Income will be responsible for generating revenue by negotiating short-term and common area deals, as well as finding new and exciting ways to enhance the open-air shopping center experience at ShopCore-owned properties. This position requires a creative mind and a hunger to think outside-the-box on a regular basis to consistently generate new ideas and leads. Persistence, along with a passion for marketing and leasing is a must. This is an excellent opportunity to collaborate with a ‘best-in-class’ organization.
• Responsible for revenue generation through negotiating short-term inline and common area license agreements, renewals, and amendments for all properties within the ShopCore portfolio.
• Attract local, regional, and national prospects through various techniques including, but not limited to, cold calling, social media and canvassing.
• Respond to short-term leasing inquiries received via phone, e-mail, or online.
• Regularly monitor short-term tenant expirations, negotiate renewals, and monitor move-outs with Property Management.
• Review the current tenant mix and existing tenant restrictions and exclusives at properties to determine ideal short-term inline and common area uses.
• Identify high priority vacant inline units and common area spaces to actively lease.
• Foster ongoing development and growth while managing all aspects of the Ancillary Income department.
• Partner with Marketing Managers on events and sponsorship opportunities at two high-focus properties.
• Manage external specialty leasing consultants and two high-focus properties.
• Conduct weekly meetings with the Legal department reviewing the status of research projects and approved deals.
• In partnership with the Marketing department, manage MyShop by ShopCore promotional program.
• Oversee relationships with EV charging companies and manage the growth of the EV charging leasing program.
• Assist the Accounting and Collections departments with any questions regarding tenant sales reporting or past due balances.
• Attend Leasing and Asset Management department meetings, as required.
• Prepare annual budget and quarterly reforecasts.
• Identify and implement process improvements for the Ancillary Income department.
• Establish and maintain strong relationships with tenants.
• Study retail trends, sales performance, and expansion plans for prospects.
• Identify and achieve departmental goals and OKRs for the Ancillary Income department.
• Attend industry conferences, as required.
• Assume additional responsibilities and special projects as needed or directed.
• Bachelor’s Degree required.
• Minimum of 5+ years’ experience in retail specialty leasing.
• Travel may be required 30-50% of the time, including overnight stays.
• Ability to be proactive, self-directed, and demonstrate initiative.
• High degree of integrity.
• Strong negotiation and organizational skills.
• Success in multi-tasking while maintaining a strong attention to detail.
• A desire to perform projects and actions with the highest quality results.
• Excellent communication skills, both in written format and oral presentation.
• Deep understanding of basic accounting principles and financial reporting.
• Demonstrated self-starter, able to work independently with minimal supervision.
• History of thriving in a collaborative and changing environment.
• Ability to prioritize, work under pressure and adhere to tight deadlines.
• Maintaining personal skills and establishing relationships to advance professional networks and facilitate communication both within and outside the company.
• Proficiency in Excel, Word, Outlook, Teams, Adobe Acrobat, PowerPoint, and Salesforce.
