University Housing is looking for an experienced Trades Supervisor to join our Facilities team!
As the Trades Supervisor, you’ll lead and support a team of skilled trades staff in the University Apartments area of UW-Madison. You’ll help foster a collaborative work environment and will support the skilled trades team in critical project goals and daily operations.

Responsibilities:
Develops maintenance standards, coordinates maintenance and remodeling projects, monitors project plans, inspects work, and supervises personnel to ensure compliance with project timeline, plans, and safety regulations.
• 25% Develops, directs, executes, and monitors operational work plans for a designated unit or affiliated projects to ensure compliance with plan regulations and timelines
• 35% Exercises supervisory authority, including hiring, transferring, suspending, promoting, managing conduct and performance, discharging, assigning, rewarding, disciplining, and/or approving hours worked of at least 2.0 full-time equivalent (FTE) employees
• 10% Monitors the work unit or project budget and approves expenditures
• 10% Serves as the unit liaison to internal stakeholder groups providing organizational information to align project objectives with overall strategic plans and initiatives
• 15% Identifies, proposes, and implements new or revised unit operational plans and quality assurance programs to ensure compliance with general construction and maintenance practices
• 5% Manages facilities records and databases.
Tasks:
• Supervise and lead Housing Facilities staff serving the needs of the customer.
• Provide after hours, weekend, and holiday on-call coverage, as needed.
• Manage the development and implementation of small remodeling and capital improvement projects with support from the Trades Superintendent.
• Develop and maintain records for repairs, preventative maintenance, inspections, equipment use, inventories and damage reports.
• Evaluate skills and knowledge of staff as required to perform necessary repair and maintenance work.
• Provide support and assist as needed in the implementation of plans and procedures in the event of an emergency.
• Communicate with residents and staff to address service requests in a timely matter.
• Supervise and mentor students in youth apprenticeship programs through completion of specific program requirements.
• Engage in direct customer service to residents and parents regarding environmental issues affecting quality of life, including temperature, humidity, and other issues.
• Research, source, order, receive, and distribute parts, materials, supplies, tools, and safety equipment to support staff needs.

Qualifications:
Required Qualifications:
– Five (5) years of combined trades experience (carpentry, mechanical, electrical, plumbing, construction, or related) with at least three (3) years supervising technical staff within commercial, educational, healthcare, or similar settings
– Ability to be medically cleared and fit tested for respirator use when supervising staff for activities requiring respirator use.
Preferred Qualifications:
– Experience conducting a building needs assessment, asset life cycle planning, project management, procurement, operations, or preventative maintenance setup.
– Advanced knowledge of a variety of building science concepts.
– Trades experience at the journeyman/licensed trades level; or a degree, coursework, or technical certifications in industrial maintenance, construction management, or similar fields.
– Facilities experience within a multi-family housing, university, or construction setting.
License/Certification:

This is a full-time appointment. The starting annual salary is $86,320 or higher based on qualifications and includes a competitive retirement and benefits package.

Additional Information:
Primary schedule for this position is Monday through Friday between the hours of 7:00am – 5:00pm. Preferred schedule hours will be discussed with selected finalist(s) at time of offer. This position also serves in the on-call rotation with University Apartments supervisors to support after hours on-site staff and our front line on-call team.
