Objective:
The SPM oversees property operations, financial activities, regulatory compliance, and interactions with all stakeholders, including residents, vendors, regulatory agencies, and the Board of Directors (BOD). A strong focus on customer service and community engagement is essential.
Requirements:
– College degree or equivalent experience.
– Prior property management experience, especially in HUD-subsidized senior housing, preferred.
– Proficiency in Microsoft Office (Excel, Word) and Yardi (preferred).
– Understanding of HUD, LIHTC, Section 8, and Fair Housing regulations is a plus.
– Valid driver’s license.

Essential Functions:
Resident Service:
– Ensure timely responses to resident needs and concerns.
– Maintain respectful communication with residents, vendors, and associates.
– Resolve disputes professionally.
Marketing/Sales/Leasing:
– Implement marketing strategies to meet leasing and occupancy goals.
– Conduct competitive market surveys and adjust marketing efforts accordingly.
Resident Retention:
– Develop programs to enhance resident satisfaction and retention.
– Address resident issues promptly.
Staff Management:
– Lead, train, and evaluate staff, fostering a positive work environment.
– Manage hiring, performance evaluations, and HR-related matters.
Financial & Administrative:
– Collaborate with BOD to manage the budget and control expenses.
– Ensure accurate rent collection and financial record-keeping.
– Ensure compliance with HUD and Fair Housing regulations.
– Prepare for audits and inspections.
Property Oversight:
– Inspect property regularly to maintain cleanliness and safety.
– Support the management team with sound business decisions.
Other:
– Participate in community affairs to maintain a positive public image.
– Attend monthly BOD meetings.
