Position Summary
Assist the Chief Engineer with the planning, implementing and supervising of all mechanical operations, plumbing, electrical maintenance, and energy management programs according to the managing agent quality standards and property operating objectives to maximize the value of the building.
Responsibilities
• Directs maintenance and operational programs to ensure maximum life reliability and efficiency of all property mechanical systems which include, but are not limited to:
• P lumbing
• C arpentry
• C lerical
• HVAC including auxiliary equipment.
• Directs general building maintenance including: restroom repair; door, ceiling, and floor repair; structural repair; tenant comfort; and painting.
• Supervises and coordinates activities of engineering staff utilizing the Owner’s Computerized Maintenance and Management System (example: Workspeed ).
• Assist Chief with assuring staff is supplied with proper equipment and tools and are trained in safe operation of such.
• Controls the engineering activities and building mechanical systems in emergency situations.
• Assist Chief Engineer in interviewing new staff, assist in scheduling training of staff, and able to assist in evaluating and counseling engineering staff on performance.
• Monitors and approves time sheets and overtime for engineering staff when 1st assistant chief is not available . Ability to utilize excel spreadsheets and Computerized payroll systems such as ADP
• Tests, keeps records & maintains emergency equipment in good working order.
• Maintain Fire Department required maintenance logs for Class E system and Sprinkler / Standpipe system
• Assist Chief Engineer in monitoring building energy use, assist in producing reports, and assist in implementing energy management programs.
• Maintains current and historical preventive records on all mechanical equipment using Owner’s Computerized Maintenance and Management System (example: Workspeed ).
• Evaluates, recommends, and monitors mechanical contractors based on bids
• Prepare purchase orders using the Building’s electronic ordering system (currently Yardi)
• Purchases parts and supplies according to company policy and approved budget guidelines) .
• Follows tenant construction and assure building integrity.
• Assists with preparing annual budget proposal, monitors, and explains variances from approved budgets to actual expenses.
• Coordinates for proper material waste disposal.
• Reviews on a regular basis and is prepared to follow all current emergency procedures set forth by the managing agent and the assigned property.
• Maintains ethical, professional, and courteous relations with contractors.
• Acts as a team member with all employees of the management and building staff.
• Maintains good tenant relations by establishing and implementing procedures for timely response on tenant and property work orders.
• Maintains highest professional standards in appearance and dress.
• Responsible for inspection of common area , passenger and freight elevator corridors on the 78th, 77th, and 76th floors . Because Workspeed tickets to be written as required .
• Carries out other duties as assigned by the Assistant Property Manager, Property Manager or the Chief Engineer.

Success for an Assistant Chief Engineer at Empire State Realty Trust is defined by their ability to effectively support the Chief Engineer in managing and supervising all mechanical operations, maintenance, and energy management programs. They ensure the seamless functioning of the building’s systems, such as plumbing, electrical, and HVAC, and maintain the highest standards of building maintenance for tenant comfort .

• Computes mathematical equations on a chiller performance test.
• Maintains calm demeanor in emergency situations.
• Applies principles of rational systems to solve practical problems and deals with a variety of concrete variables in situations where only limited standardization exists.
• Interprets a variety of instructions furnished in written, oral, diagrammatic, or schedule form
• Reads manuals, safety rules, instructions in the use and maintenance of shop tools, equipment, methods and procedures in mechanical drawing and layout work.
• Assists with training of engineering staff in all trades, building systems and equipment function and purpose.
• Writes reports using proper format, punctuation, spelling, and grammar.
Essential Physical Abilities
• Visually inspects building.
• Ability to work off a ladder
• Walks up and down stairs for inspections and emergency procedure practice or implementation.
• Detects emergency alarms — audible and/or visual.
Education & Experience
• Minimum of 5 years’ experience with at least 1-2 years as a Lead Engineer with supervisory and administrative duties and/or other related experience in a Class “A” office building.
