What You’ll Do
We’re looking for an Acquisitions Analyst or Senior Acquisitions Analyst to join our Principal Real Estate team. In this role, you’ll provide analytical support for acquisitions and dispositions in real estate private equity transactions!
• Act as the central point of contact for the asset management team, local counsel, internal counsel, internal and external consultants and internal closer during acquisition due diligence process. This includes negotiating the purchase and sale agreement with assistance from internal and external counsel and coordinating all necessary documents, funds, and parties through the closing of the transaction.
• Coordinate hiring third party consultants (e.g., environment consultants, property inspectors, etc.) and external counsel, ensuring contractors meet established client standards. Ensure competitive pricing and effective services are obtained for title, survey, appraisal, and third party consultant reports.
• Ensure thorough review of all due diligence reports and coordinate with client, asset management, acquisitions deal team, internal legal and external counsel to identify issues, work through solutions and re-negotiate deal terms as appropriate based on due diligence findings.
• Analyze commercial real estate leases to assure legal issues and terms meet client standards.
• Foster relationships and establish legal, closing and engineering procedures with new clients.
• Manage disposition due diligence and closing process for assets being sold by Principal and its client funds.
• Thoughtfully execute client investment and tax strategies including 1031 replacements, REIT and TRS rules, and ESG considerations with assistance from accounting teams and external counsel..

Who You Are
• Bachelor’s degree in business with emphasis in finance, business law or real estate or related work experience.
• Five plus years’ experience in commercial loan closing or real estate legal transactions.
• Strong quantitative financial background and statistics including basic finance concepts such as time value of money.

Salary Range Information
Salary ranges below reflect targeted base salaries. Non-sales positions have the opportunity to participate in a bonus program. Sales positions are eligible for sales incentives, and in some instances a bonus plan, whereby total compensation may far exceed base salary depending on individual performance. Actual compensation for all roles will be based upon geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer.
Salary Range (Non-Exempt expressed as hourly; Exempt expressed as yearly)
$86450 – $167000 / year
Time Off Program
Flexible Time Off (FTO) is provided to salaried (exempt) employees and provides the opportunity to take time away from the office with pay for vacation, personal or short-term illness. Employees don’t accrue a bank of time off under FTO and there is no set number of days provided.

This role will be based out of our World Headquarters located in Des Moines, IA.
Work Environments
This role offers the ability for in-office or four days in-office and one day remote. You’ll work with your leader to figure out which option may align best based on several factors.
Job level
We’ll consider talent at the next level with the right experiences and skills. To be considered at the next level, experience will require seven years experience in commercial loan closing or real estate legal work.
